What is a home for tourist use?

Tourist accommodation (VUT) are properties that are rented to tourists, maintaining their status as a residence and not as a commercial establishment. Unlike traditional rentals, tourist rentals are carried out for short periods and with a previously established duration.

It is common for these homes to be found in buildings shared with permanent residents who have no connection to the holiday rental activity. For this reason, it is essential to obtain the consent of the community of owners to operate as a tourist accommodation (VUT) within the building.

In the Region of Murcia, tourist accommodation (VUT) can be rented in its entirety or by room. In the case of room rentals, the activity can only be managed by a natural person who is registered and habitually resides in the home.

What is needed to register my home as VUT?

Before renting your property as a tourist accommodation, it is essential to ensure that you have the approval of the community of neighbours to carry out the tourist rental. If tenants must cross common areas to access the property, the authorisation of the community of owners will be required.

Likewise, the property must have a certificate of habitability to be used as a tourist rental. In other words, only a property that fully complies with the established legal requirements can be offered as tourist accommodation.

What must housing for tourist use in the Region of Murcia comply with?

Tourist accommodation (VUT) must comply with the provisions of Decree No. 256/2019, of October 10, which regulates these homes in the Region of Murcia. Among other provisions, it is necessary to comply with the following requirements:

Place a visible plaque next to the entrance, in accordance with the Order of July 20, 2006 of the Ministry of Tourism, Trade and Consumption.
Have complaint forms available, in accordance with the provisions of Decree 3/2014, of January 31.
Have civil liability insurance that covers at least three hundred thousand euros.
Have a fire extinguisher in an easily accessible place.
Have a first aid kit.
Those responsible for operating the accommodation must issue invoices or replacement documents in accordance with current regulations.
Provide written information, at least in Spanish and English, including the telephone number 1-1-2 and other emergency numbers, as well as tourist information.
