To obtain the MUNICIPAL URBAN PLANNING REPORT OR CERTIFICATE OF URBAN PLANNING COMPATIBILITY FOR THE EXERCISE OF ACTIVITIES OF TEMPORARY ACCOMMODATION OF HOUSING FOR TOURIST USE, the following documentation must be provided:
- a) Exact location of the dwelling, with cadastral reference number, in order to obtain the compatibility of the location with the determinations of the General Plan and/or the applicable urban planning instrument. The municipal favorable compatibility certificate is a mandatory requirement for registration in the Valencian Community Tourism Registry and for the application of the applicable environmental intervention instrument. - b) It will also contain the technical requirements of the chosen classification of housing for tourist use in accordance with Annex I of Decree 92/2009, Regulatory Regulation of tourist housing, or regulation that replaces it. The following must be taken into account:
- Owners of five or more homes for tourist use must be registered in the Registry as a management company for homes for tourist use.
- The minimum amount of the capital insured in the civil liability insurance will be determined based on the maximum admissible places in the accommodation contemplated in the responsible declaration, and will be: a) Up to 25 places: 150,000 euros.
- Once the responsible declaration of start of activity has been made, it is essential that it begin effectively within a maximum period of two months. Otherwise, the declaration will be invalid and the corresponding administrative procedure will be initiated in which the interested person will be given the opportunity to hear. As a result, the registration in the Registry will be removed and cancelled.
- The registration and, where appropriate, classification of the dwelling for tourist use, will not imply the automatic authorization of other facilities and services present in its surroundings for which there is a specific regulation of its own.
